Situated within the evolving urban fabric of Bashundhara Residential Area, Dhaka, Shantoneer rises on a 21-katha site as a contemporary interpretation of community-focused urban living. Designed as a block development project under the new DAP 2022–2035 guidelines, it embraces a typology that allows higher FAR and a larger built mass, while preserving a significant portion of the land as open, accessible green space for residents and the surrounding neighborhood.
Guided by site, climate, and context, the design adopts a responsive and human-centered approach. Rejecting the rigidity of conventional high-rise typologies, the building evolves through three scattered wings, each oriented to remain open on all sides—ensuring maximum daylight, cross-ventilation, and visual connectivity with the surrounding environment. This “scattered planning” transforms the built mass into a breathable form, dissolving the boundary between interior and exterior while fostering a sense of openness and spatial balance.
The architectural language is articulated through clarity, rhythm, and material honesty. Staggered balconies, recesses, and projections shape a façade that interacts with the sun’s path, creating an ever-changing play of light and shadow. As-cast concrete frames express structural precision and permanence, while plastered and painted walls with variable textures bring tactile softness and visual warmth. The measured use of glass maximizes transparency without compromising thermal comfort, minimizing heat gain through orientation and shading. Locally sourced materials—terracotta tiles, indigenous vegetation, and handcrafted finishes—anchor the project in its cultural and environmental context, reinforcing its connection to place and climate.
Beyond the private realm of apartments, Shantoneer nurtures a shared sense of community. A large playground, community halls, and a swimming pool activate the ground and rooftop levels, encouraging interaction, recreation, and collective well-being. The landscape design, defined by native flora and shaded walkways, extends the building’s environmental sensibility—creating a comfortable microclimate and integrating built form with nature.
Ultimately, Shantoneer stands as a thoughtful, site-driven development that balances urban density with climatic intelligence and human comfort. It reimagines vertical living as a dialogue between structure and environment—an architecture that breathes, belongs, and endures within the evolving skyline of Dhaka.
